How long has Engel & Völkers been franchising?

Engel & Völkers was founded in 1977 in Hamburg. The company owned 12 branches before it introduced the first Licence Partner in 1998. There are now more than 335 Licence Partners in 25 countries across 4 continents. A major factor in the recent and rapid expansion of the brand has been the successful licensing system.

What sort of returns can I expect?

Returns will be driven by national and local market forces, and we can provide you with details to help you formulate your individual business and financial plans.

Can I sell my Licence and business?

Yes. This is standard practice in franchising, and does not diminish what should be an excellent future return on investment.

Is previous estate agency experience required?

No, the Engel & Völkers concept is unique and negates the requirement for specific estate agency experience. We have a dedicated training academy that will give you the necessary skills, teach you our operating systems, and guide you through the legislation. The most successful businesses are those with entrepreneurial owner/operators who have excellent people skills.

What is the realistic working capital needed?

The amount of working capital will vary according to region. But realistically you will need in the region of £100k

Do you offer a finance programme or can you help with financing?

We are able to make an introduction of various clearing banks who may extend a loan subject to the usual criteria for approval.

What is the length of term of my licence agreement?

The initial agreement is for 5 years. Subject to lease and other considerations, the licence agreement may be renewable by the licensee at no additional charge.

What royalties are paid?

The royalties due are 12.5% of net turnover

What territories are currently available?

We are seeking Licence Partners for territories in most major towns and cities.

Am I given territorial protection?

Yes . We will establish a marketing territory, based on land registry figures and adjusted to marketing conditions, geographical features and population density within which you have exclusive rights.

How soon can I open my own agency?/What is the time frame?

From the time of signing your agreement, and with the completion of basic training it would be desirable to have your agency open and trading within 6 months.

Will you help me launch my business?

Yes. We will assist and advise you through the process of launching your new business. From our experience we have put together a marketing plan which along with specific marketing tools available to you, will ensure the successful launch of your business - right through to the opening party!

What on going operational help and support is given to a Licensee?

An experienced licence support team ensures that, you have access to expertise to establish your Licence. The comprehensive Engel & Völkers system covers operations, IT, marketing PR etc. These are shared via system manuals and an intranet.

What training is offered?

Engel & Völkers has an In-House training Academy that offers a comprehensive variety of courses.

Do I have to work in the business full time?

Yes. We feel that to optimise the potential in your territory and to reap the available rewards would require your attention full time.

Can I see a copy of the Licence Agreement prior to signing?

Our Franchise Agreement was developed by lawyers and specialists in franchising, and adheres by the Code of European Franchise Ethics. It is a valued document that we do not distribute indiscriminately. However, once you have had a personal meeting and signed our NDA, we will be happy to provide you with a copy of the Licence Agreement.

What is the future plan for Engel & Völkers?

The intention is to open at least 150 offices throughout the UK and Ireland within the next 10 years.
